THE PROBLEM
The project is in close proximity toDee Why beach and is subject to salt water spray in high winds. The salt accelerated corrosion of the steel balustrades that would in time fail and create a fall hazard for residents. Magnesite has been used throughout the building causing extensive concrete spalling to the upper balconies. Significant spalling remediation was required to these locations.

THE PROCESS
The orientation of the structure and surrounding buildings provided space sufficient space for a scaffold to be erected to safely remove the balustrades and allow trades ease of material handling.Once access was established, demolition of the balcony finishes was undertaken, and removal of magnesite had begun. Sections of the balcony had been destroyed and new steel had to be welded to good steel in the unaffected areas. Rendering was completed post balcony finishes followed promptly by painting and demobilisation from site.

THE SOLUTION
The Owners Corporation engaged a local project manager to provide a detailed specification and tender document detailing the scope of work. The work generally consisted of the removal of the existing balcony toppings and balustrade and replacement with new. Additionally, the structure was rendered and painted bringing new life to the building. Magnesite was identified throughout the building.
